1. Initial Meeting
At your initial meeting with Kris or Gary, you will discuss your general requirements, style of home you are looking for and general budget. It is also a chance for you to ask questions and get to know a bit about us. From here we will match you with the designer that best suits your style and needs.
2. Design
We then meet with you along with our designer who will take a detailed brief in order to develop an initial concept plan. We will discuss your requirements in depth with particular focus on your block, family, lifestyle and budget. Here we encourage you to bring along any pictures, product or design ideas you may have in order for us to fully understand the style of home you want to build. Our designer will then produce a floor plan and elevation which will form the basis for the development of your final design.
3. Planning Approval
Once the floor plan and elevation are finalised, we will prepare plans and documents for submission of plans to your local government authority for planning approval and begin preparation of contract documents including engaging a structural engineer. Approval of your development application can take 8 to 12 weeks depending on the Council and the degree of overall compliance with the relevant codes, schemes and policies.
4. Prestart
This is where things get really exciting! We employ a professional interior designer to help you understand every aspect of the choices you make for your new home. They will work with you to finalise the selection of materials and colours including selection of tiles and cabinets, exterior and internal colours, plumbing fixtures, as well as finalising details such as lighting and electrical design.
5. Building Contract
During the planning approval process, we will be working with you to finalise the specification and inclusions and then start preparing the working drawings and engineering which are required for a Building Permit application. The Building Contract will be entered into before the Building Permit application is lodged.
6. Construction
We are able to begin construction once we receive the Building Permit which takes two weeks from application. We believe it is essential to keep you informed about the building program so we have implemented an online Owner Access portal which, amongst other invaluable benefits, gives you the construction schedule so that you are fully aware of what is happening at all times. We also, understand the importance of visiting the building site so, at regular stages of construction our site supervisor will meet with you on site to discuss any queries you may have. It is also important that you are satisfied with the level of workmanship completed by our skilled trade professionals. We therefore encourage your feedback on any aspect of your new home.
7. Handover
Congratulations! Your new home is now ready to move into and your dream is now a reality.
